An EV charger installed in an exclusive-use car space is a fixture attached to the building's electrical infrastructure. When the apartment is sold, the charger transfers with the property unless there is a specific written agreement to remove it before settlement.

From a disclosure perspective, the Certificate of Compliance for the installation should be included in the vendor's disclosure documentation. This confirms to the buyer that the charger was installed by a licensed electrician and that the electrical work was compliant at the time of completion. Without it, the buyer may query the status of the installation, and the absence of a CoC can become a negotiation issue at settlement.

The electricity supply for the charger circuit draws from the apartment's meter. After settlement, the incoming owner arranges their own electricity account as normal, and the EV charger circuit transfers to their supply automatically. There is no separate transfer process for the charger circuit.

If you intend to take the charger with you because the buyer doesn't own an EV and you want to reinstall it elsewhere, this needs to be documented in the sale contract as an exclusion from the fixtures. The circuit would be capped and made safe at settlement, and the new owner could arrange a replacement charger installation later if needed. The wiring certificate for the original circuit remains relevant to them as documentation of what was installed.

The main switchboard in an apartment building is usually in a basement plant room or a locked electrical cupboard on the ground floor. Access to this area requires a key from the building manager or accompaniment by the strata manager or a nominated representative. We need to open the distribution board associated with your apartment, locate the correct circuits, and run the EV charger circuit from there. This is typically the first step in the installation.

Lift access is required to move tools and cable between the plant room, any intermediate floors, and the car park level. In buildings near Milsons Point station where car parks have restricted lift access or cargo lift arrangements, coordinating the lift schedule with the building manager in advance avoids unnecessary waiting during the job.

The car park bay itself needs clear access. The bay should be empty and, where possible, the adjacent bays free of large vehicles that would restrict working space around the walls.
